Snyderville Basin at a glance

The Snyderville Basin is the unincorporated part of Summit County west and north of Park City, planned under the Snyderville Basin General Plan. Its neighborhood planning areas include Jeremy Ranch and Pinebrook, Kimball Junction, Silver Creek, Highland Estates and Trailside Summit County.

Jeremy Ranch & Pinebrook

Jeremy Ranch sits on the north side of I-80 and Pinebrook on the south. Both are largely built-out, mostly single-family neighborhoods, and part of Jeremy Ranch is laid out around a golf course Summit County. With established homes, most snow-melt projects here involve existing driveways, walks and steps, so the retrofit vs. new pour decision comes first.

Kimball Junction

Kimball Junction is the Basin's commercial hub near I-80, with its own Summit County neighborhood plan Summit County. County planning there focuses on adding housing Summit County, so townhomes and condos sit alongside single-family homes nearby; heated entries, steps and shared walks are common smaller projects.

Silver Creek

Silver Creek is mostly residential and equestrian, on large subdivided lots. The general plan notes concerns about access, water and wastewater capacity, and favors roadside ditches over curb and gutter to keep a rural feel Summit County. That matters for snow-melt: on a long driveway, melt water needs somewhere to drain or it refreezes HomeGuide. Some Silver Creek properties use wells rather than municipal water Real Estate in Park City. Nearby, the Silver Creek Village Center was approved for the southeast quadrant of I-80 and U.S. 40 with 960 market-rate and 330 affordable units Summit County.

Permits

Unincorporated Summit County handles building permits across the Basin. Many subdivisions also have HOA design review for exterior changes. Snow-melt involves electrical or boiler and plumbing work, so expect permits. We confirm the requirements for your address as part of planning.
